TL;DR

I generated an additional P23,000 monthly revenue (and potentially P20,000 more )for The Cube Store by using Facebook Ads with a budget of P900, posting on relevant Facebook groups, and messaging on Facebook and Instagram.

The owner of The Cube Store reached out to me to increase the number of leasing tenants who’ll rent out spaces on his store. Business inquiries are slow to come while the target launch date is just a month away, so the owner wanted more effort to be placed on marketing.

He decided to hire me to make this process as quick as possible and hopefully obtain at least 70% of the total number of rented spaces which is 220.

The budget for Facebook Ads provided is P2,000 for 3 weeks. And just half of that budget brought in P23,000 monthly additional revenue!

And because it’s a leasing business, that amount of revenue will continue until 3-12 months depending on the leasing term of the tenant.

Objective: Obtain tenants that will lease a total of 220 spaces

  • 1 post on a niche Facebook group
  • Instagram targeted following and messaging

This is who I targeted at first. People who are into business and is within the area where the business located.

First Facebook Ad: Awareness

Amount Spent: P250

Here’s a look at one of the first ads that I used. It did reach more than 2,000 people but I feel that it still has more potential. So I tested more…

Knowing that a lot of online sellers are also active on Instagram, I created two ads that are slightly different to each other.

I can see here that the first ad received more results than the other because Facebook gave it 82% of the P250 budget. Facebook do that when it knows that an ad seems to be doing better than the other one.

After the Awareness campaign, I then moved on to our Engagement campaign. I tested two different ads as well and here are the results:

The first ad received double the amount of post likes of the second ad. This shows that its image and copy appeals more to our target audience. With this result, I can then optimize our future ads to look more like the first ad.

Facebook Group

Aside from Facebook Ads, I also posted once on a Facebook Group that is dedicated to who our niche are.

  • I showcased our FREE offer to gather more attention and uploaded high quality photos of the store
  • With this single post, I received a whopping 51 leads just within the comment section and more than 10 private message inquiries

Even though our Ads’ objective are not to increase our page likes, due to our collected efforts, our page’s organic likes increased by 80.

From ZERO, the website reached 42 (highest) visitors because of our little efforts on social media.

With an average amount of P1000 per space per month, we calculated a total of 18,000 additional revenue per month for the paid reserved spaces.

Meaning, that’s a total of P23,597 additional monthly revenue. Once the other reservations have been paid in total, we’ll see a whopping P43,597 monthly additional revenue.

This is only a result of a 1 week social media campaign. How much more if I increase the Facebook Ads budget and posted on more Facebook groups?
